With free broadband, you can surf the web from the comfort of your sofa. Your apartment comes with internet, which you can subscribe to from Elisa. The basic speed of 25M is included in your rent. Shared car
As a tenant of Lahden Talot, you can book a shared car for your use. All cars are electric, so you drive cheap and ecological kilometres. The cars are ready to drive in BW Tower. You can reserve a car for the whole day or even for a few hours.
13.1.2025: There are currently problems with the service and availability of shared cars. Cars can only be hired from BT Tower for weekends. We will try to resolve the service problems as soon as possible. We apologise for any inconvenience this may cause.
This is how you get the car:
1. Check the Lahden Talot newsletter distributed to your home for the code to get the Lahden Talot special prices. If you don’t have the code, please send your contact details to our management team.
2. Download the app and register with your details. The service will verify that you are one of our residents based on your details.
3. Make a reservation and enjoy your ride
You can access your car directly through the app. You can book the car for the time you want and return it after the drive.

Your building’s property manager can give you advice on how to use your door’s back lock, for example.
Lost your keys? Need extra keys?
If your keys are lost, the property manager can come and unlock your front door. Additional keys can only be ordered through our maintenance services.
Returning the keys
Keys to your apartment, car park and mailbox are returned to the locksmith. On request, the person handing in the keys will receive a receipt for the keys returned. Returned keys must be original and approved by the locksmith. The keys will be checked by the locksmith upon return. When the locksmith is closed, the keys may be returned no later than the date of expiry of the contract, with the name and address, to the locksmith’s return box at the entrance.
A collection fee of EUR 101,41 will be charged for keys left in the apartment. If you leave your keys in the apartment, please inform Lahden Talot Customer Service before moving in. Failure to inform the customer will result in a lock deposit, which will be charged to you. This also applies to exchanges between apartments.

Data protection
At Lahden Talot, your privacy is important to us and we pay special attention to the protection of personal data and follow good data processing practices. The processing of personal data is necessary to provide you with our housing services.
Maintenance
Division of responsibilities
The property manager plays a key role in the maintenance of the property. They take care of many practical aspects of housing and home repairs. The caretaker is responsible for your building’s grounds, water, sewage, heating, air conditioning and electrical systems. Lahden Talot ensures that the property itself is kept in good condition, and will repair fixed furniture if necessary.
Outside the office hours and at weekends, on-call property managers carry out urgent maintenance or repair work.
The resident has a duty to report
If you notice a defect in your apartment/home, for example if the plastic mat in the bathroom floor is loose, please report it immediately to the property manager. Similarly, if you notice any defects in the building’s structures, common water or sewage pipes or electrical appliances, also report them without delay. This is the best way to avoid major damage that could be costly for residents.
You should also report any vandalism to the maintenance services or the property manager so that the damage can be repaired as quickly as possible.
As a tenant, you must take good care of your home and make sure that people staying in your home or in the common areas of the property with your permission do not damage the landlord’s property. Any damage caused intentionally or through negligence is the responsibility of the tenant.
Disruptions and public order
Disturbances in the building
It is important to us that our homes are comfortable and safe. If you start to hear other than normal living noises in your home, or if something strange is happening in your property, it’s time to let us know. Especially if the noises and disturbances are persistent.
Rules of order
The rules of your house will tell you, for example, how to use common areas and courtyards, and the times of day when the house is quiet. It’s a good idea to familiarise yourself with them when you move into your new home.
Subletting
Subletting your home
If you intend to sublet your home to someone else, you can only do so with our permission.
It is only possible to temporarily sublet our homes if the tenant, due to work, study, illness or similar reasons, has to temporarily live in another place.
Please note that we do not have a tenancy relationship with the subtenant, so we only deal with the original tenant in relation to the lease. The original tenant is also responsible under our agreement for the rent and any damage or disruption.
It’s important to remember that you can only charge the rent you pay for the apartment, not more. Renting for profit is not allowed.
If you are considering subletting, please fill in a re-rental agreement and submit it to us for approval at asiakaspalvelu@lahdentalot.fi. Please also read carefully the terms and conditions of the contract for subletting.
Waste
Waste sorting
Correct waste sorting makes a big contribution to the well-being of the environment. That’s why we encourage our residents to sort their waste carefully and are also happy to provide sorting tips. Successful waste sorting is in everyone’s interest, as it also reduces the cost of waste management and housing.
Home cleaning and maintenance
Refrigeration
Your fridge will stay clean and fresh if you wash it at least a couple of times a year. You should defrost your freezer once a year or when the ice layer starts to reach one centimetre. An efficient freezer will keep your frozen food in top condition.
Floor well
Cleaning a floor drain is not everyone’s favourite job, but with rubber gloves and the right tools, the job goes quickly. Cleaning the floor drain is the responsibility of the tenant. Make sure you clean the floor drain at least 3-4 times a year and always when you move in. In a large family, it is advisable to wash the floor drain once a month.
Grease filter and extractor hood
Wash your grease filter regularly and it will effectively remove grease particles and cooking grime from your home. It’s a good idea to wash the filter every two months and always when you move in. You can also wash the grease filter in the dishwasher.
Household appliances
Dishwasher
Dishwasher installation must always be agreed with us separately. The agreement for the installation of the dishwasher is signed in your rental contract. If you have signed a lease before June 22, 2021, you must sign a separate agreement for the installation of a dishwasher in the apartment.
Remember these things when installing and using your dishwasher:
- A drip basin must always be installed underneath a dishwasher.
- Close the inlet valve when the dishwasher is not in use. Continuous water pressure could damage the hose and cause a leak.
- Never leave the dishwasher on when you leave the apartment.
Taps and drains
If you have a leaking tap or a toilet tank that keeps leaking, you must immediately report it to your property manager.
Remember these things about your home’s drains:
- Do not flush food waste, coffee grounds or ham fat down the drain. Do not throw ties, nappies, kitty litter or any other objects down the toilet drain, as this often leads to blockages.
2. The resident must clean the floor drains in the bathroom.
3. If you notice an unpleasant smell in your home, it could be due to a dry floor drain. The water in the drain can be made to work by putting water down the drain.
Ventilation
Many of our homes have mechanical ventilation. Please remember that the air conditioning machine must never be turned off completely. The instructions for using the cooker hood can be found on the kitchen cupboard door. You can also wash the grease filter in the dishwasher.
Valve maintenance
The valve behind the grease filter and the valves in the bathroom, toilet and cloakroom should be washed every two months or so.
This is how you clean the exhaust air valves:
- Grasp the outer edge of the valve, the collar, turn counter-clockwise and pull the valve out of position.
- Wash the valve both inside and outside with a brush using water and detergent. The gap between the central adjusting part and the collar must be kept clean as it affects the exhaust performance of the valve. Dry the valve.
- Push the valve back in place and turn the collar clockwise.
Remember that the valve’s gap value must not be changed, the adjustment is made so that the correct amount of air leaves the dwelling. If the slit value is changed, the ventilation system will not function properly.
Cooker hoods connected to the exhaust air duct system shall not be retrofitted in the dwelling. An air-circulating cooker hood with an active charcoal filter may be installed on top of the cooker but not connected to the exhaust duct.
Ventilation of the dwelling
- A short cross-ventilation is the best way to get rooms fresh. Windows should not be left open all day.
- If there is a window in the damp areas of your home (bathroom, toilet and sauna), do not leave it open for long periods in cold or damp weather, as this will increase indoor humidity and cause structural damage.
- Exhaust vents work most efficiently when the kitchen windows are kept closed. Momentarily, you can open a window in another room for enhanced fresh air.
Stoves
During the sauna and sauna drying period, use the air conditioning at maximum setting if the dwelling has a separate exhaust air conditioner. The replacement of the stones is the responsibility of the tenant, but the landlord will supply the stones. The replacement interval is approximately 1-3 years. Replace the stones at the latest when the stones start to fade and crumble.
This will keep your sauna in top condition:
- Keep the heater on for about 20 minutes after use to improve the drying of the sauna rooms. Ventilate the sauna well after use.
- Wash the decks regularly with an alkaline cleaner with a brush on all surfaces, rinse and dry the sauna by heating.
Heating
In houses with central water heating, thermostatic radiator valves are set to the default position. The thermostat automatically maintains a constant room temperature. The surface temperature of the radiators varies due to the thermostat settings.
If the temperature in the apartment falls below +19 C or rises above +23 C, and the situation cannot be corrected by room control, the property manager must be informed. The tenant must not change the preset values of the radiator valves or disconnect the radiator thermostats.
The thermostatic valve must not be covered by curtains or large furniture, as this will cause the thermostat to cut off the heating and cool the room. The opposite is true if the thermostat is located near a ventilation window. When the ventilation window is kept open for a long time during the cold season, the thermostat cools down and the radiator gets too hot, which wastes energy and dries out the air in the room too much. This increases housing costs and has a negative impact on occupant health.
Washing machine
The tenant is responsible for the cost of installing a washing machine. If the apartment does not have a washing machine connection, the work must be carried out by a plumber. All plumbing connections must be pressure resistant. Please keep the plumber’s installation certificate in case of water damage.
When the washing machine is not in use, turn off the filling tap, as constant water pressure can break the water hose and cause a water leak. Never leave the washing machine etc. on when leaving the house.
Electrical equipment
Please remember that only an authorised electrician may install and repair electrical equipment. Bathroom sockets and most kitchen sockets are earthed. Only plug in an earthed or insulated socket. The bathroom socket must not be used while showering or bathing.
Only electrical equipment approved for use in damp and outdoor areas is allowed. For example, the use of indoor Christmas tree candles on balconies is prohibited.
Remember these things when servicing electrical equipment:
- Clean your cooker and oven regularly.
- Pull out the refrigeration units and cooker a couple of times a year and clean the backgrounds thoroughly.
- Defrost and clean your fridge and freezer regularly.
- Replace the bulbs and blown fuses.
Pets
Furry friends are important and that’s why we welcome pets into most of our homes.
However, pet owners, please note the following to ensure that your home is comfortable:
- According to the Public Order Act, dogs and cats must be kept tied up in public areas, including the yard of a house. The pet owner must ensure that the animal does not bite or startle people or cause other danger or damage.
2. Pets must not be allowed in or near the children’s play area. The pet owner is responsible for the cost of replacing the sand in the children’s play area due to pet waste.
3, Pets are not allowed on the property for their own needs. In the event of damage, please immediately clean up any droppings left on the property by your pet.
4. The owner is liable for any damage caused by pets.
5. Your pet must not cause a disturbance to your neighbours.
6. Washing pets in the common areas of the property (sauna and laundry room) is prohibited.
- The professional breeding or care of dogs, cats or other animals is not allowed in apartments.
Please remember that feeding wild animals on balconies and in the grounds of the property is prohibited.
Pets are welcome except at the following addresses and homes:

– Helkalankatu 7
– Borupinraitti 4
– all shared apartments
Rent and other operating charges
The rent is due on the 5th of each month. A reference number must always be used when paying the rent.
If the rent is overdue, a reminder will be sent to the customer. The reminder fee for the reminder is EUR 5. If the rent is overdue by more than the 15th of the month, please contact our rent control department. If the tenant fails to pay the rent by the due date, interest will be charged on the overdue amount in accordance with the Interest Act. Interest on late payments will be charged from the day after the due date. Any payment agreement does not affect the collection of interest on arrears. Interest on late payments is invoiced once a year.
Other allowances
The rent also includes any fees for the sauna, parking space and other usage fees.
Courtyards and common areas
Clubhouse
Some of our houses have a private club room for residents. Unless otherwise agreed, the residents’ committee is responsible for the use, tidiness and cleaning of the club and craft rooms.
Play area
The yards of the homes are also designed with children in mind, with safe play areas for children.
Laundry room and drying rooms
As a resident, you can use the free laundry room in the building. Instructions on how to use the laundry room and its opening hours can be found on the wall of the laundry room. Carpets may only be washed in separate carpet washing machines or on the floor. The normal washing machines in the laundry cannot cope with the weight of wet carpets.
The Residents’ Committee defines the instructions for the laundry within the limits of the Common Administration Act and the instructions issued by the Residents’ Council.
Drying room
The drying room is intended primarily for laundry washed in the laundry room. If there is space in the drying room, it is also recommended to dry laundry washed at home in the drying room. Once dried, laundry should be removed from the drying room as soon as possible to free up space for the next user. The tumble dryer may also be used to dry laundry washed at home under the same conditions as the drying room.
Parking and traffic on the driveway
There are paid parking spaces in the car park for residents. You can reserve a parking space at our customer service. There are also usually a few guest spaces in the car park for short-term use by guests of residents.
Park and drive only in authorised areas. You may drive and park your car in the yard area outside the parking area only for the loading and unloading of goods.
Warehouse
Outdoor equipment, such as bicycles and skis, have their own storage spaces in the home. Often there is also a convenient storage space for prams and pushchairs. There is a separate storage room for each dwelling. Remember to lock your storage room or any cold storage room yourself. For fire safety reasons, the walls of the storage room must not be lined or the interior must not contain petrol, gas or other flammable liquids.
Balcony
Sun protection for balconies
If you want to protect your balcony from the sun, you should choose an option that meets safety and façade requirements.
The accepted methods and designs of sun protection are:
– Fabric balcony blinds attached to balcony glazing. This is the preferred option. The blind is the preferred option. The blind has the appropriate attachment, functionality and material. The colour is grey.
– The second option is the aluminium curtain, where the functionality and maintenance of the glazing is also taken into account. The blinds are attached to the balcony glass, so they go with the glazing. The colour is grey.
– In addition, solar shading can be achieved with non-fixed solutions, such as a sunshade.
Kaihdinkeskus provides residents of Lahden Houses with a quotation for blinds and installation.
Please note that
– when moving out, you can only leave clean, intact and functional blinds on the balcony. Otherwise, the cost of removal will be charged to the tenant at the end of the tenancy.
– for fire safety reasons, no fixed solutions (fabric side curtains, slatted curtains, roller blinds, etc.) may be attached to the roof structure of the balcony – if this has been done, they must be removed by the tenant.
– No fixed sunscreens may be installed on unglazed balconies – for example parasols and other non-fixed solutions are possible.
Security
Fire safety
The landlord is responsible for ensuring that when the tenant moves out, the apartment has a working smoke alarm as required by the Rescue Act. In the event of damage, the insurance company may refuse to pay compensation if the smoke alarm has not been kept in working order.
Please remember to take out home insurance to cover any damage.
Candles and open fire grills
For fire safety reasons, burning outdoor candles or using an open fire grill is not allowed on the balconies of our homes. Always pay special attention to fire safety when you light candles or tea lights indoors.
Also consider these things in your home fire safety:
-Smoking in apartments is prohibited.
-Do not dry clothes in the sauna.
-Always follow the proper instructions when handling flammable substances.
-Find out where the property’s escape routes are and learn to use them.
-Acquire fire extinguishing equipment, such as a fire blanket, and make sure you know how to use it.
-The rescue services require that corridors be kept free of obstacles so that are accessible in case of an emergency. This is why items such as prams may not be stored in the corridors.
-Doormats or large door decorations that may pose a fire hazard must not be placed outside the apartment.
-Visibility into the tenant’s private storage space must not be impeded. About a third of the space must be kept empty for fire safety reasons.
-Storing flammable liquids and other hazardous items, such asbatteries, in your private storage is prohibited.
-You may store a maximum of four car tires in your private storage.
-Items may not be stored outdoors underneath balconies in such a manner that they protrude beyond the edge of the balcony.
Fault notifications
If you notice any faults in your home, it’s time to fill in an online maintenance request form. In acute situations, such as water damage, call a property manager as soon as possible.
