Lahden Talot’s Svinhufvudinkatu’s second wooden apartment building and the renovation of Helkalankatu 1 have been completed
Lahden Talot has continued the development of the Nelo block and the construction of a block of wooden blocks of flats despite the challenging economic situation in the construction sector. The second wooden apartment building was erected on Svinhufvudinkatu. In addition, Lahden Talot renovated 36 apartments on Helkalankatu to the level of new production.

Lahden Talot has continued its strategy of sustainable and ecological construction despite the challenging economic situation in the sector. Lahden Talot’s latest project was completed on Svinhufvudinkatu in the so-called Nelo block. Residents will be able to move into their new homes on 13 September.Lahden Talojen’s first wooden apartment building for students was built on Svinhufvudinkatu in 2022.
– Svinhufvudinkatu 7 is Lahden Talojen’s second wooden apartment building and is an important part of Lahden Talojen’s and the City of Lahti’s aim to provide diverse and expressive housing for Lahtians. This is a great example of how Lahden Talot can genuinely add value to its owner, the people of Lahti,” says Sanna Karppinen, Managing Director of Lahden Talot.
The five-storey building at Svinhufvudinkatu 7 has 39 well-equipped apartments: studios, two-bedrooms and three-bedrooms, ranging in size from 28.5 to 67.5 square metres. The floor plans of the homes have been designed to suit today’s needs. In fact, the two-bedroom apartments have been designed with an additional space that can be used for a variety of purposes.
– The extra space can be used as a room for a small child or as a remote workstation. Teleworking is still very common at home and will certainly continue to be in the future. A remote workstation, separated from the rest of the home, will make everyday life easier for people working from home,” says Piia Jokiaho, Customer Relations Manager at Lahden Talojen.
As with all Lahden Talojen’s new projects, Svinhufvudinkatu 7 will be built as an energy class A house. A photovoltaic power plant will be installed on the roof, and the electricity produced will be used for cooling the building, charging electric cars, HVAC equipment and lighting, among other things.
Wood construction is still rare in the Päijät-Häme region. For Lahden Talo, wood construction is an important part of environmentally responsible and high-quality new construction. The main building material used is CLT-certified wood. The ecology of timber construction runs through the entire life cycle of the building. In nature, wood acts as a carbon sink throughout its life cycle, absorbing carbon dioxide and releasing oxygen back into the atmosphere. As a building material, wood stores the carbon it sequesters, acting as a carbon sink. When a building reaches the end of its useful life, wood-based building materials can be recycled. Wood used as a building material in homes helps to balance indoor humidity, provides a warm atmosphere and is a pleasure to the eye.
The main contractor for the Svinhufvudinkatu 7 project was Varte Lahti Oy.
– The project proceeded as planned from start to delivery and in good cooperation with Lahden Talojen and all parties involved in the project. The final product is a progressive and high quality environmentally responsible entity. The completed wooden apartment building is a great reference for us for the future,” says Juha Sankari, Managing Director of Varte Lahti.
New homes completed on Helkalankatu
In addition to new production, Lahden Talot also renews and renovates its existing housing stock every year. This autumn, another renovated property, Helkalankatu 1, was completed – residents will be able to move into their new homes on 20 September.
Completed in 1991, the building underwent a complete renovation to replace all interior surfaces and modernise the interiors of the apartments. The building services were also completely renewed, the balconies were repaired and glazed and the courtyards were renovated. All 36 homes in the building thus received new bathrooms, kitchens, flooring and wall surfaces, among other things.
– By taking good care, we ensure the well-being of our residents and look after the property of the people of Lahti. The life cycle of the properties will be extended through basic renovations and repairs,” says Sanna Karppinen, Managing Director of Lahden Talojen.
Extensive renovation will achieve a long life cycle for surfaces, machinery and building services. The renovation of Helkalankatu aims at a life cycle of about 30 years. The renovation will also improve the energy efficiency of the site. Solutions to improve energy efficiency include apartment-specific ventilation, modernisation of the building automation system, replacement and optimisation of the heating system and lighting, and a solar power plant on the roof of the building.
