Termination of the lease

The notice period begins on the last day of the month you have given notice of terminating your lease. The notice period is one full calendar month. If you are moving out, remember to terminate your lease in good time. 

Dismissal of student accommodation

You can also use the form to terminate your student accommodation. As a rule, our student houses are for students, and the student’s right of residence is checked annually.

Termination of a tenancy agreement after the death of a loved one

The death of a tenant does not automatically terminate the lease. Instead, the lease remains in force under the original terms, but with the exception that the deceased tenant’s estate is now responsible for meeting the terms of agreement. To process a formal termination of a lease in such a situation, we will need a copy of a civil status document in addition to the notice of termination. You can obtain a civil status document from your local parish or the Digital and Population Data Services Agency. In addition to this, the estate must also provide the details of a contact person. If the deceased tenant has rented the dwelling with another person, the notice can only be given in respect of the deceased tenant. The other tenant can continue to live in the dwelling if they so wish. In the event of death, we will be flexible the notice period if needed. 

The estate is obliged to empty and clean the apartment by the end of the lease. Once the notice of termination has been processed, we will send the estate instructions for emptying and cleaning the home. If the estate is unable to empty the apartment before the end of the contract, the apartment will be emptied by Lahden Talot. In order to empty an apartment, we will need a permit from the estate. Costs arising from emptying the apartment are charged to the estate. Please send the estate inventory deed to vuokranmaksu@lahdentalot.fi to settle any rent-related matters.

Return of keys

When you move out, please remember to return all keys to Certego Locksmith (Launeenkatu 70).

Final cleaning

When you move out of our house, we make sure you do a thorough cleaning. We will inspect your property to check its condition after the tenancy agreement is terminated.

Here’s how to do your move-in cleaning

Part of good housekeeping is regular cleaning and tidying. According to the Tenancy Act and good tenancy practice, the tenant must take good care of the apartment. The thoroughness of the final cleaning depends on how the property has been maintained and cleaned during the tenancy.

Recycle unwanted goods
Only household waste may be taken to the property’s waste collection point. Unnecessary furniture, electronics, outdoor equipment, etc. must be taken to separate recycling points or to Lahti’s sorting station Pilleri. Information on waste collection points can be found on the Salpakierto Oy website. Furniture or other large items will be collected by the waste collection company for a fee, and the costs incurred will be charged to the tenant on a separate invoice.

Liability for damages

All our residents have a responsibility to take good care of their homes. Negligence can mean liability for damages to the resident. A tenant is liable for any damage to the home caused by his or her wilful neglect or other carelessness. There is no liability for normal wear and tear caused by normal occupation. In cellular housing, tenants are jointly responsible for cleaning the common areas.

Lessor’s right of termination

Lahden Talot has the right to terminate the tenancy agreement without notice if the tenant fails to fulfil his/her housing obligations.

The grounds for termination are:
– The tenant does not pay the rent.
– The tenant does not pay the rent or transfers the tenancy to a third party or gives up control of the property in violation of the regulations.
– Uses the apartment for a purpose other than that provided for in the tenancy agreement.
– The tenant creates a disturbance with their way of life or allows others to do so in the apartment. 
– The tenant fails to look after the apartment appropriately. 

Return of the deposit

If you have not paid us the security deposit, we will return it to you within two weeks after the end of the rental period when.

– Your apartment is empty, including storage space, and has been carefully cleaned.
– You have returned all your keys to us.
– You have settled all your payment obligations.

The deposit will not be refunded if there is wear and tear other than normal wear and tear caused by the dwelling. No interest is payable for the period during which the deposit is refunded.

Charging for defects and damage caused during removal

The costs of damage to the apartment, missing accessories and parts, and their repair or replacement will be charged according to the price list below (including VAT and handling charges) and the actual costs incurred.

Cleaning, depending on costs e.g.

  • Cooker/oven cleaning (cooker background/underlay) 40 €
  • Cleaning the grease filter of a stove hood 30 €/piece
  • Defrosting and cleaning of refrigeration equipment 40 €/piece
  • Cleaning of floor drains 30 €/piece
  • Washing of windows 30 €/piece
  • Removal of goods from the apartment/warehouse from. 80 €
  • Other cleaning work 40 €/h
  • Dishwasher plugs 40 € + possible damage
  • Waste bins 15 €/piece
  • Roof/wall box cover/installation 80/50 €/piece
  • Laundry basket 50 €/piece
  • Replacement of wardrobe/cupboard doors, according to cost
  • External door replacement 150-250 €/piece
  • Smoke alarm 50 €/piece
  • Lock fitting, cost according to the type of lock and the lock company’s current price list + 35 € handling fee
  • Key collection from the apartment 101,41 € /per session
  • Collection of waste left at a waste collection point that does not belong there from 100 €


For work not on the list, the actual costs plus €35 handling fee will be charged.
