Main rules for the use of club rooms

For residents’ committees

  1. Bookings by residents are organized by the residents’ committee.
  2. Outside parties are allowed to reserve the club room for their use for events and clubs for residents without the need for approval by the residents’ committee.
  3. The reserving party gains access to the facilities free of charge and is responsible for them during their reserved time.
  4. The facilities are subject to the rules and regulations of Lahden Talot. The activity must be of a kind that is generally acceptable. Pets are not permitted on the premises
  5. The premises must be cleaned before the end of the reserved time. Any failure reports concerning the space and its furnishings are reported directly to the bookings office of the residents’ committee.
  6. The residents’ committee may, by decision, authorize commercial activities, provided that these are accessible to all residents of the building.
  7. When persons under the age of 18 are using the space, the parent or equivalent supervisor who has reserved the space must be present at the event as a supervisor.
  8. Partisan political activity is not allowed in the clubhouse or on the property in general.
  9. Within the framework of these rules, the residents’ committee can specify the rules for their home.

Laundry room rules

  • The residents’ committee determines the number and length of bookings for the laundry and drying room.
  • You may only use the laundry room to wash your own laundry.
  • You must always make your own laundry booking. You may not use another resident’s laundry booking without their permission. If a resident has not used the laundry booking they have booked within one hour of the start of the booking, another resident is free to take the rest of that hour. You may not use the laundry during a cleaner’s reserved booking without permission, even if the cleaner has not started using the machines within an hour the start of the booking.
  • You cannot make more than one laundry booking at a time. You can only make a new booking once your previous booking has been completed.
  • The laundry must be left clean after use for the next resident. Empty the machines, laundry, and drying room. Clean the detergent compartments of any detergent residue, as well as the lint filters of the washing machine and dryer. Sweep and wash the laundry and drying room floors if necessary.
  • Follow the detergent dosing instructions and the operating instructions for the machines. Overuse of detergents will damage washing machines.
  • Carpets can only be washed in carpet-washing machines or on the floor.
  • Residents who repeatedly break the building’s laundry rules will be banned from using the laundry for a limited period.

Outdoor storage rules

  • The outdoor storage room is only for outdoor equipment belonging to residents of the building.
  • You can store one bike and seasonal outdoor equipment per resident in the storage room. For example, a family of four can store four bikes and four pairs of skis.
  • Unused or surplus outdoor equipment must be stored in your own storage room.
  • Broken or abandoned outdoor equipment will be removed from storage.
  • If the building has a separate storage area for baby strollers, they must be stored there.
  • Please contribute to keeping the storage area tidy. Please store bikes in their designated places and keep the access routes to the storage area clear.
  • You can carry out minor repairs to bikes in the storage area; please make sure you clean up after yourself.
  • For fire safety reasons, fuel-driven motor vehicles and their fuels may not be stored in the outdoor storage area.

Welcome to the sauna!

Sauna bathing is an enjoyable experience, and good relations with neighbors can be maintained when everyone follows the same rules.

Please enter the sauna and shower facilities without outdoor shoes.

Every sauna bather must always use a sauna towel.

Use warm water for sauna steam.

Please leave the facilities clean for the next user:

  • Remove the sauna buckets from the sauna area.
  • Close the sauna room door and the windows in the sauna area.
  • Dispose of any trash in the bin.

Please note that the following are not allowed in shared sauna facilities:

  • the use of birch sauna whisks
  • grilling sausages on the sauna heater
  • using strong fragrances
  • pets.

Instructions for the provision and use of parking spaces

Parking space owners and parking facility maintenance companies

  • By reserving a parking space, you agree to abide by the parking rules.
  • For all residents who need a parking space, the aim is to provide at least one parking space per apartment.
  • The parking spaces are intended for vehicles in use. A parking space for parked vehicles can only be reserved if there are free spaces in the parking facility. Please note, however, that it must be possible to move the vehicle at short notice, for example for carrying out maintenance in the parking area.
  • If there is no parking space in the building for a resident who has permanent use of a vehicle, other residents must give up a parking space in the following order:
    • Residents whose parking space is not occupied by their own vehicle or where a parked vehicle is kept.
    • Residents with more than one parking space. If several residents have two parking spaces and a new resident needs a parking space, one of the second parking spaces will be relinquished through a lottery.

In these situations, the lessor will terminate the resident’s possession of the parking space in writing.

  • The notice period for a parking space is always until the end of the current month. The notice of termination must be given in writing, for example by email to asiakaspalvelu@lahdentalot.fi.
  • If you park in a space other than a marked space, you may be fined.
  • The use of indoor heaters is prohibited.
  • Charging or heating cables must not be left connected to the electrical outlet. For safety reasons, the property maintenance has the right to remove any cables that have been left behind.
  • Parking space owners must take care of the winter maintenance of their space — that is, snow must be removed regularly and slippery surfaces must be graveled. Hard-packed snow is removed twice during the winter by the property maintenance service.
  • Subletting of parking spaces is prohibited.

Estate rules and regulations

We want everyone to feel safe and comfortable in their home. Please be considerate of your neighbors both in your apartment and in shared spaces and outdoor areas. Help maintain a peaceful living environment.

Make sure to inform all members of your household and your guests about these rules, as you are responsible for their behavior as well.

In addition to these house rules, the terms of your lease agreement as well as relevant laws and regulations also apply within the building and on the premises. Please also follow the specific instructions for shared facilities such as the sauna, laundry room, outdoor equipment storage, and clubroom.

Shared Facilities and Areas

Always ensure that exterior doors close properly behind you.

Keep pathways in shared areas and yards clear. For fire safety reasons, items may only be stored in designated storage areas. Lahden Talot has the right to remove any belongings left in stairwells.

Keep shared spaces clean and avoid causing disturbances.

Comply with any house-specific or lease-specific smoking bans and regulations.

Feeding wild animals on the premises is prohibited.

Apartments

Respect quiet hours between 22:00 and 07:00. Avoid excessive noise at all times.

Take good care of your apartment.

Do not air out your apartment into the stairwell.

Keep your balcony or patio clean, and clear snow from it in winter.

Only electric grills are allowed on balconies. Always follow the manufacturer’s instructions when grilling and be mindful of fire safety and your neighbors.

Only the tenants personal belongings may be stored in the storage unit that matches the apartment number.

Attaching signs, advertisements, or antennas is only allowed with Lahden Talot permission.

Dusting

Dusting of rugs and other textiles is allowed only in designated areas.

Shaking or airing out clothing and linens is allowed on apartment balconies, inside the railing.

Parking

Parking is allowed only in designated spaces. Driving a vehicle in front of building entrances is allowed only for loading and unloading. Emergency access routes must always be kept clear.

Tenants with a parking space agreement are responsible for winter maintenance of their spot, including snow removal and preventing slipperiness by gritting.

Waste Management

Household waste must be sorted and placed in appropriate waste containers. Do not leave trash outside the bins. Waste must not be poured down drains.

Tenants are responsible for the removal of non-household waste, such as appliances, furniture, and hazardous waste.

Pets

Pets must not disturb neighbors.

Pets must be leashed outside the apartment and are not allowed in areas designated for children’s play. Pet owners are responsible for cleaning up pet waste from the yard.

Breeding animals in the apartment is not allowed.

Resident’s Duty to Report

Any water leaks or other significant faults must be reported immediately to property maintenance.

Violation of the Rules

Violating these rules may result in liability for damages or termination of the lease.
