Redevelopment of Pohjoinen Liipolankatu 14 begins

The redevelopment of Pohjoinen Liipolankatu 14 begins. The plans are ready and the necessary permits and decisions have been obtained. Demolition of the building will start at the end of 2026. Construction of the new building on the site will start in early 2027 and is expected to take just over a year.

One seven-storey apartment building will be built at Pohjoinen Liipolankatu 14. The building will contain 50 apartments meeting today’s requirements: one-, two-, three- and four-bedroom apartments with floor areas ranging from 29 to 79 square metres. The total floor area of the apartments is 2,436.5 square metres and the average floor area is 48.7 square metres. As with all new developments of Lahden Talot, Pohjoinen Liipolankatu 14 will be built as an energy class A building. A photovoltaic power plant will be installed on the roof, and the electricity generated will be used in the building’s ventilation and lighting systems, among other things.

The project involves the demolition of an existing 54-apartment, seven-storey apartment building to make way for a new building. The building, which has reached the end of its technical life, was built in 1972.

As a responsible operator, Lahden Talot offers existing residents replacement apartments from its own housing stock. Residents also have the opportunity to apply for housing in the new building when it is completed. The rent level of the apartments will follow affordable line.

– The project is in line with our strategy of managing property in the Lahti and will create added value for the owner and the neighbourhood. It will enable the conversion of houses to energy class A and provide accessible and right-sized homes for residents. The location and the environment with its services are excellent and the value of the residential area will increase with the new investments,” says Sanna Karppinen, Managing Director of Lahden Talot.

The main contractor for the project is Hartela. The project has been granted a interest subsidy loan from The Centre for State-Subsidised Housing Construction (Varke).

No such decisions have been taken for the Pohjoinen Liipolankatu 10 and Pohjoinen Liipolankatu 12. If the project for these areas is implemented in a few years’ time, we will inform residents in good time, at least six months in advance.
